Fields reference

Every field the Explorer offers, listed once. If it is not here, the Explorer does not hold it.

The Explorer draws on four sources, and a field belongs to one of them:

Source	What it holds
Valuation	The rating list entry — the hereditament, its rateable value, address, category, and the dates it took effect
Summary	The valuation build-up behind that entry: floor area, the rate per square metre, the surveyor's totals. Published for bulk-class properties, roughly 80% of the list
Ratepayer	Who the billing authority says is liable, and from when. Published by each authority separately, so coverage varies
Reliefs	Awards and charges against the account
Location	Proximity, used to centre a search rather than to display

"As filter" says whether you can narrow a search on that field.

Yes — available as a filter and as a column.
No — shown as a column, but not something you can filter on.
Filter only — narrows your results without appearing as a column, because there is no single value to show per row. Account holdings is the clearest case: it asks what else the occupier holds elsewhere.

Some fields appear only on the surface that computes them — the change figures on a list comparison, the distance on a comparables search, the holdings conditions on prospecting. They are listed here once.

Category	Valuation	Yes	Property category (SCAT code), by name.
Category group	Valuation	Yes	Coarse property type — Retail, Office, Industrial, Leisure, or Other.
Change	Valuation	Yes	Rateable-value change between the compared lists, in pounds. Empty when the hereditament sits in only one list.
Change %	Valuation	Yes	Rateable-value change as a share of the base list's value.
Change code	Valuation	Yes	Coded change reason, by description.
Change reason	Valuation	Yes	Free-text reason for a change entry.
Community code	Valuation	Yes	Non-domestic-rates community or parish. Specialist.
Composite	Valuation	Yes	Marked C when the property mixes domestic and non-domestic use.
Deviation	Valuation	No	How far this hereditament's measured value sits from its peer value, as a share of it. Positive is above the peers, negative below.
Effective date	Valuation	Yes	When the entry takes legal effect — the date to reason about.
Entry number	Valuation	No	VOA sequence number; rarely surfaced.
From date	Valuation	Yes	When the entry reached the published list (system provenance, not legal effect).
Full address	Valuation	No	Display form of the address (number and street).
Peer group	Valuation	No	How many hereditaments the peer group holds. A small group makes the comparison weak; the question can require a minimum.
Peer group	Valuation	No	How many hereditaments the peer group holds. A small group is marked — a deviation from a handful of peers says little.
Peer value	Valuation	No	The peer group's statistic for the question's measure — its median, mean, or a chosen percentile — for hereditaments of the same category within the question's scope and constraints.
Peers' change	Valuation	No	The peer group's own change between the compared moments — its average, or a chosen percentile — computed over exactly the question's scope and constraints.
Postcode	Valuation	Yes	The hereditament's postcode. Matches a prefix (e.g. TR21) and seeds nearby searches.
Primary description	Valuation	Yes	The category's description text.
Primary description code	Valuation	Yes	The category's code (e.g. CS, IFO). Specialist exact-match.
RV ({series})	Valuation	No	The base rating list's current rateable value for this hereditament.
RV ({series})	Valuation	No	The compared rating list's current rateable value for this hereditament.
Rateable value	Valuation	Yes	Open-market rental assessment at the prescribed valuation date. The authoritative published RV, present for all hereditaments.
Rating list	Valuation	Yes	The rating list a row belongs to — 2010, 2017, 2023; 2026 from April. Filtering on it chooses the list your results are read at, not a value tested per row. In a comparison the pair you picked decides, and the filter steps aside.
Secondary description	Valuation	No	A refinement on the primary description. Specialist.
Settlement type	Valuation	Yes	How an appeal or proposal settled, by description. Specialist.
Times peers	Valuation	No	This hereditament's change as a multiple of its peers' change. 1.5 means one-and-a-half times the group's move.
UARN	Valuation	Yes	The hereditament's stable reference — the one identifier that survives revaluations.
{measure} ({series})	Valuation	No	The question's measured value at the earlier of the two compared moments.
{measure} ({series})	Valuation	No	The question's measured value at the later of the two compared moments.
{measure} change	Valuation	No	The measured change between the compared moments, in the measure's own unit. Empty when the hereditament carries the measure at only one moment.

Adopted RV	Summary	Yes	The summary record's own statement of the rateable value — equal after rounding, present only for bulk-class properties (around 80%).
Price per m² (unadjusted)	Summary	Yes	The valuer's rate per square metre on the main space, before adjustments — the scheme's tone. Bulk-class only.
RV per m²	Summary	Yes	Rateable value over all measured floor area, adjustments and rounding included; usually below the unadjusted price. Bulk-class only; the comparables value metric.
Scheme	Summary	Yes	The valuation-scheme cohort a property is valued within. Applies within one rating list, never across lists.
Subtotal line-item value	Summary	No	Intermediate build-up value. Specialist.
Total calculated value	Summary	Yes	The pre-rounding valuation build-up total; Adopted RV is this figure rounded. Specialist.
Total floor area	Summary	Yes	Floor area in square metres. Bulk-class; the comparables size dimension.
Unit of measure	Summary	Yes	How the floor area is measured. From the 2026 list only GIA and NIA appear; older lists carry the wider set.
Valuation line	Summary	Filter only	A line in the valuation's breakdown, by its description (Showroom, Workshop). Only bulk-class valuations carry lines.
Valuation line floor	Summary	Filter only	The floor a valuation line sits on (Ground, Mezzanine). Only bulk-class valuations carry lines.
Account name	Ratepayer	Yes	The ratepayer — the account holder occupying or responsible for the property.

Liability date	Ratepayer	Yes	When the account became liable for the rates, taken from the best date the record carries: the account start, else the occupation date, else the date of the record, else the publication. Every record has one, so a date question here reaches all of them.
Match confidence	Ratepayer	No	How confidently the ratepayer record matched to its hereditament.
Occupation date	Ratepayer	No	When the occupation began. Sparsely published (about 3%). Shown as a column so you can see which date the liability date came from; ask date questions on the liability date.
Occupation state	Ratepayer	Yes	Occupied or vacant. Some authorities do not publish this, so blank is a real state, not an error.
Occupation state date	Ratepayer	Yes	When the occupation state took effect, taken from the best date the record carries: the occupation date, else the account start, else the date of the record, else the publication. Every record has one, so a date question here reaches all of them.
Other holdings · RV	Ratepayer	Filter only	Each other holding's current rateable value.

Property address	Ratepayer	Yes	The property address as the billing authority publishes it.
Published account name	Ratepayer	No	The ratepayer's name exactly as the billing authority published it. Account name is the tidied version we match on, so the two usually differ; where a property's records disagree, this is the field that shows it.
Rates payable	Ratepayer	Yes	The amount payable by the ratepayer.
Record date	Ratepayer	No	The date the authority put on the record itself, where it gave one.
Source published	Ratepayer	Yes	When the authority published the ratepayer data. Specialist.
Any relief	Reliefs	Filter only	Whether the ratepayer carries a relief of any type — present or absent. Reliefs a rule confirmed not applied do not count.
Award date	Reliefs	Yes	When the relief was awarded. Authorities do not publish end dates.
Relief amount	Reliefs	Yes	The charge or relief amount.
Relief basis	Reliefs	Yes	Where a relief came from: published by the council, or worked out by us from the charge against the rateable value.
